This Fort Mill Neighborhood Sold 14 Homes in One Month

Fort Mill's July numbers are in, and one neighborhood pulled way ahead of every other neighborhood in town.

Sun City Carolina Lakes, a 55+ active adult community, led all of Fort Mill with 14 closings last month. That's more than double the next closest neighborhood. Average sale price there came in around $538,000, right in line with the citywide median. It's a trend that lines up with what we've been seeing all summer: retirees choosing the Carolinas, and Sun City Carolina Lakes is one of the clearest examples of that demand showing up in the closing data.

Zoom out and the broader Fort Mill market told a steady story in July. The city closed 174 homes total for $108.1 million in volume. That's down from 198 closings in June, a normal seasonal pace shift heading into late summer, and just about even with July of last year, when Fort Mill closed 173 homes.

Median sale price landed at $533,250, actually just below where it stood in July of 2025, when the median was $540,000. Prices are holding steady rather than climbing, which is good news for buyers who've been priced out over the last couple of years.
