In July of this year, Fort Mill had 174 closings. In August, that number dropped to 128, a 26 percent drop, the sharpest pullback so far this year.

But if we look at 2025, we see exactly the same thing. July had 173 closings, August had 136, a 21 percent drop. Two years running, it's the exact same pattern. July is consistently the best month of the year for home sales in Fort Mill, and in August, once school starts back up and things get a little busier, sales drop off pretty significantly.

Now let's look at pricing. August 2026's median price in Fort Mill was $526,000. In July, that number was $533,000, basically flat. But in August of 2025, the median price was $489,000, so we're up 7.6 percent year over year. That's strong. Home sales numbers have been relatively flat, but home pricing has actually gone up nearly 8 percent.

Here's what's actually changed significantly. Three years ago, the average days on market in Fort Mill was 19. Today, that number sits at 49, more than double. It's taking significantly longer to sell a home now than it did three years ago.

And looking at pricing relative to that: three years ago, homes were selling at an average sale-to-list ratio of 100.5 percent, meaning homes were selling for about half a percent more than their starting list price. Today, that ratio is 96.1 percent, meaning homes are selling for about 4 percent less than their starting list price.

That's a big change, and it's exactly why pricing and marketing matter more now than they have in years in this market.
