In September 2026, homes in Fort Mill, SC took a median of 35 days to sell and closed at a median price of $510,000, almost identical to September 2025. But there’s one part of the market moving slower than the rest: in Fort Mill right now, the cheapest homes are taking the longest to sell.

The numbers

Let’s start with the numbers. In September of this year, we had 95 closings. In August, we had 106. And last September, a year ago, we had 94. So, flat.

Our median price was $510,000, versus $522,500 last month and $515,250 a year ago. Price per square foot was $225. It was $225 last month and $224 a year ago. Median days on market was 35 this month, 26 last month and 37 a year ago. So again, still pretty flat.

In September, homes sold for a median of about 97% of the original asking price. Part of that is price reductions, and part of that is buyer negotiations.

We have 354 active listings in Fort Mill, which is about 3.7 months of supply, or a balanced market. We used to say six months of supply was a balanced market, but with faster information and more of it, that number is looking more like four months.

September 2026 August 2026 September 2025
Closings 95 106 94
Median price $510,000 $522,500 $515,250
Price per sq ft $225 $225 $224
Median days on market 35 26 37

So the numbers are down from August, but almost identical to last September. This dip is the normal fall slowdown, not necessarily a market shift.

Best-selling neighborhoods in Fort Mill

Our best-selling neighborhood was Baxter Village again, with 6 closings. Springfield was right behind it with 5, and Carolina Orchards, Knightsbridge and Masons Bend each had 4.

Our top sale for the month was a new build in Bella Ridge on Holbrook Road at about $2.98 million. Springfield also had 2 of the top 3 sales: $1.55 million on Mendenhall Court and $1.4 million on Tatton Hall Road.

Lower-priced homes are taking longer to sell

So what are the takeaways? Under $500,000, homes are taking a median of about 48 days to sell. From $500,000 to $700,000, it’s about 30 days. So the lower-priced homes are taking about 18 days longer to sell.

What it means for you

If you’re buying under $500,000, you have some room to negotiate. If you’re selling in that range, you need to price it right from day one.
