Every year, real estate has a rhythm. Buyer activity builds through late winter, peaks in the spring, and eases through summer and fall. It's not random. Families time moves around the school year, weather makes touring homes easier, and tax refunds fuel a lot of spring down payments. That rhythm shows up in real numbers, and this year in Fort Mill, it showed up clearly.

Back in May, the average listing in Fort Mill was getting 5.17 showings. By August, that's down to 3.16, a 39 percent drop in attention per listing. It's a gradual slide, March into April into May, then a steady decline every month since. That's Fort Mill's housing market running its normal seasonal rhythm, spring peak, summer taper, the same pattern it follows most years.

Here's the part that actually matters if you're weighing a listing this fall. Fewer showings per listing means each one carries more weight. In May, an overpriced or under-photographed listing could still get lucky, buyers were touring everything. Right now, that same listing gets skipped if it doesn't have premium marketing behind it.

If you're listing in this window, price it right from the beginning instead of testing high, and make sure your photos and video actually hold up. Every listing needs professional photography at a minimum, and a Matterport 3D tour and drone video give buyers a real feel for the home before they ever schedule a showing. And sellers are already responding. Price cuts this week are running right in line with last month's pace, and homes are still going under contract even with fewer showings happening. Priced right, houses are still moving.
