Fort Mill had 34 home sales in the last 7 days at a median sale price of $596,750. Some homes went under contract in a single day over asking price. Others sat for 200 days. Same zip code. Completely different outcomes.

This Week in Fort Mill Real Estate
Here are the numbers from the last 7 days:
- 34 closed transactions
- Median sale price: $596,750
- Median days on market: 20 — but the range is 0 to 220
- 52 price reductions. 2 price increases.
That gap between 0 and 220 days is the whole story.
The Hot Side
Some neighborhoods are still seeing full price offers and multiple offer situations. In Massey, 1101 Thomas Knapp Parkway was listed at $900,000 and went under contract at $915,000 in one day with multiple offers. Waterside at the Catawba sold at 101% of list price in zero days. Nims Village hit $1,000,000 at 101% of list in just 3 days.

52 price reductions in one week. Only 2 price increases. Homes sitting 100, 150, even 200 days came out overpriced. The market hasn't gone soft — it's gone selective. Buyers have more options now and they are not chasing anymore.
The Trend That Matters
Fort Mill median days on market has gone from 9 days in early 2023 to 26 days today. That is nearly triple in three years. This is not a crash — it is a normalization. But it means the pricing strategy that worked in 2022 does not work in 2026.
Homes priced right from day one are still moving fast and sometimes over ask. Homes that come out high are sitting and chasing the market down with price reductions.
